I’ve been helping homeowners do this for years now and let me start by saying there is no guarantee your lender will accept this. BUT, if its going to happen you definitely need an expert to navigate the canned responses you’ll get from lender employees. The low level staff at these lenders have perpetuated the myth(along with gullible agents) that, “you can’t do a loan mod or short sale unless you are behind on payments.” The reality is that lenders have departments called ‘eminent default’ which work with borrowers who are faced with a hardship that will lead to defaulting on the mortgage/missing payments. The lenders will work with you if you are not behind on payments but have a good reason for needing to sell now.

Just over a month ago I completed yet another short sale with a client who had never missed a payment to their short sale lender. Their credit was in the high 600’s after the account was reported! Can you imagine walking away from $400k in debt ($150k of which was written off by the lender) and having NO financial recourse, no tax recourse and virtually unscathed credit?
